What a closing includes
The work behind a residential closing is mostly invisible to the client, which is why it is worth knowing what is being done on your behalf.
- Title search and review of the agreement of purchase and sale
- Review of the mortgage instructions and preparation of the mortgage documents
- Statement of adjustments for taxes, utilities and condominium fees
- Registration of the transfer and the charge on closing day
- Reporting to you and your lender after closing
What you will need
Two pieces of government identification, your insurance binder, the balance of your down payment by certified funds or wire, and details of any existing mortgage being paid out.

How early should I retain a lawyer?
As soon as your offer is accepted. Earlier is better for refinances so the payout statement can be requested in time.
What are disbursements?
Costs paid to third parties on your behalf, such as registration fees, title insurance and courier charges. They are separate from legal fees.
Can I close remotely?
Yes, with video identity verification and electronic signing where permitted by law.
