What a broker does differently

A bank can only offer its own products. A broker compares lenders against each other and negotiates on your behalf. Because lenders pay us on funded mortgages, most residential clients pay no broker fee. We tell you up front if your file requires one.

  • One application, submitted to the lenders most likely to approve you
  • Advice on term length, prepayment privileges and portability, not just the rate
  • A pre-approval you can rely on when you write an offer

Our residential mortgage services

Every residential product we arrange is listed below. Each page explains who it suits, what you will need and how the process works.

  • Purchase: First homes, next homes and investment properties.
  • Refinancing: Lower your payment or release equity for what matters.
  • Construction Loans: Draw-based financing for new builds and major renovations.
  • Second Mortgages: Access equity without breaking your first mortgage.
  • Renewals: Do not sign the first offer. Compare before you renew.

Serving Ottawa and all of Canada

FAQ

Common questions

How much can I qualify for?

Lenders look at your income, debts, credit and down payment, then apply the federal stress test. A pre-approval gives you a firm number. Use our calculator for a quick estimate.

What is the minimum down payment in Canada?

Five percent on the first $500,000 and ten percent on the portion above that, up to the insured limit. Purchases above the insured limit require at least twenty percent.

Do I pay for your services?

Most residential mortgages are compensated by the lender, so there is no fee to you. If a file requires a fee, for example some private or non-standard lending, we disclose it in writing before you proceed.
